How to structure it

Opening

Name the role and, in one line, the strongest reason you're a fit. Skip the throat-clearing.

Middle

One or two paragraphs of real, specific evidence: what you did, and the result. This is where most letters go generic. Yours shouldn't.

Why this employer

One genuine, specific reason you want this job at this company, not any company. Vague enthusiasm reads as a template that wasn't customised.

Re: Application for Buyer's Agent

I am writing to apply for the buyer's agent role at [Company Name]. With a current state licence and hands-on experience representing purchasers at auction and in private treaty negotiations, I can help your clients buy well and avoid costly mistakes.

In my most recent role I managed the full buying process for a family relocating from interstate. I shortlisted twelve properties from over sixty inspections, arranged building and pest reports, and negotiated a price that came in under the vendor's initial reserve. The clients settled on time and have since referred two friends.

I want to work for [Company Name] because [add one genuine, specific reason: a project, value, or market position you can point to].

Thank you for considering my application. My resume is attached, and I would welcome the chance to discuss how I can contribute to your team.

Getting it right

This is a starting point, not a guarantee of interviews. Make it specific to the actual employer before you send it.
